A two-hour intake call to map your real budget, your school-run radius, sea-view non-negotiables, and whether you want resale (faster, has title) or off-plan (more choice, longer wait). We come back with 8–12 properties.

Viewing tour

Two full days, six to eight properties. We collect you from the airport, drive, take notes, ask the awkward questions the agent dodges, and debrief in the evening.

Reservation & due diligence

€2,000–€5,000 reservation, then we instruct an independent Cypriot lawyer (not the developer's). Title check, planning permission, encumbrances, developer solvency.

Completion & handover
